A roof is one of the most important aspects of any home. Whether your roof is a couple of years or several decades old, roofing experts advise that roof repairs will need to be done within certain time limits. This is important because the older a roof gets, the more likely it becomes vulnerable to potential leaks, problems due to weather damage, or wear and tear. Here are seven signs your roof may need replacement soon.

1- Interior Damage

The first sign that your roof may require major repairs is interior damage. When water or ice seeps through holes in the roof, drywall can warp along with electrical wiring switches. Additionally, squirrels or other pests build nests inside of your roofing. Their droppings and urine will damage your roof from the inside out. If these are not fixed soon after their discovery, they will only get worse as time goes by until you’ll have to replace your roof as well as all its internal components. It’s always a good idea to take a good look at your roof after a storm or high winds for signs of internal damage.

2- Bald spots, Damaged or Missing Shingles

Bald spots, damaged or missing shingles are yet another indicator that a roof replacement might soon be in order. This is because shingles tend to get more brittle and tired with age. Bald spots on your roof, especially if they are near roof vents, gables, or chimneys, can be a sign that there is significant roof damage. Whether this damage has exposed any insulation or interior areas to water damage, your roof should be fixed quickly to prevent severe problems from occurring later on.

3- Cracked or Loose Material

Cracked or loose materials are also indications that your home’s roof may need replacing soon. If you see loose tiles, cracks in the material, or anything else that seems off about your roof’s current state, do not hesitate to contact local roofers for an inspection and repair estimates.

4- Algae or Moss

Another common sign of old roofs is the presence of algae or moss, especially on roof shingles. Over time roof tiles can come loose causing water to become trapped inside. This will result in roof tiles that are not properly connected to their underlying roof structure which can create big problems for homeowners.

Algae tends to thrive in moist conditions so if there is dark green foliage growing along your roof, get in contact with your local roofing company. It is better to take care of this problem at its early stages before it leads to a roof replacement.

5- Water Leak or Ponding Water

Water leaks or ponding water around the edges of your roof signals a serious problem. This could mean roof leaks and/or roof damage, and it can also cause significant problems inside your home if it isn’t taken care of. If you live in areas where weather conditions are harsh, pay close attention to your roof’s condition after each storm.

6- Sagging Roof

A sagging roof almost always indicates that your roof needs replacing. There are no exceptions if there are any exterior signs of roof problems on this list, but sagging roofs are even more serious because they often indicate that the internal structure of your roof may be compromised. This means that heavy snow or high winds could very easily lead to complete roof collapse.

The longer you put off repairing a sagging roof, the worse this problem will become–and it will cause greater expenses later on.

7- Your roof is at least 20 years old

Finally, if your roof was installed more than 20 years ago, it may be time to start looking into roof replacements. Roofs don’t last forever, and older roofs are even less likely to stay in good condition over the long term. This is because roofing materials deteriorate over time, leave roofs more vulnerable to leaks or can become weighed down by snow–increasing the risk of roof collapse during a storm or other severe weather event.

If you notice any of these signs mentioned, it is best to contact your local roofer for an inspection and possible roof replacement estimate. Replacing your roof before it causes any major issues inside your home will avoid many future headaches, make your home more secure during heavy storms and harsh weather conditions, and they will also increase the value of your home’s resale due to their aesthetic appeal.
